  • The property needs to be fully furnished. We work with two brilliant interior designers and stylists if you need assistance. Otherwise please ensure the property has:

    • A fully equipped kitchen ( crockery, cutlery, pots & pans etc)

    • Dining table & chairs

    • Sofa, coffee tables & rug, lamps, TV, curtain/blinds

    • Beds, duvets, pillows (2 per person), curtains, artwork, mirror,

    • 2 x sets of white bedlinen per bed

    • 2 x sets of towels per person

    • Mop & bucket, hoover, cleaning

    • ** first aid kit, fire extinguisher, Co2 & smoke alarms**

  • We will pay for the first clean. You will only be asked to pay for the cleaning after you, or family and friends, have stayed. This is to get the property back to being guest ready.

  • We will organise a professional photoshoot, floorplan, EPC and EICR.

  • We ask for 5 sets of keys, or that you subscribe to Klevio, our keyless entry system.

  • Marketing and Listing Optimisation: we will take care of all the marketing exposure. Please inform us if you have any specific requirements.

  • Booking Platforms: the majority of bookings are direct enquiries from a decade of networking within the corporate, lifestyle and relocation sectors. We will also use platforms like Rightmove, Zoopla, The Plum Guide etc.

  • 24/7 Guest Communication: we will manage all guest inquiries, reservations, and communication before, during, and after their stay.

  • Property Maintenance: we will ensure the property is well-maintained and clean between stays. You are responsible for the running of the property.

  • Revenue Management: Maximizing revenue through effective occupancy management and adjusting pricing based on demand fluctuations and season.

  • Bespoke Guest Insurance: We screen and verify every guest. Our policy insure your property up to £3mil. We also take a damage deposit and guests waiver. All funds are held by our bespoke ensurer and only released 10 days after checkout.

  • Guest Experience Enhancement: Happy guests leave, good reviews, which in turn boosts your revenue. All properties will be equipped with kitchen and bathroom essentials, welcome packages, and local recommendations.

  • Regulations and Compliance: You are only allowed to short-let your property for 90 days a year.

  • Our fees are 23% +VAT or 27%+VAT. Please get in touch to find out which fee structure works best for you.

  • Onboarding Costs: We charge a one-off fee of £350. This contributes to professional photography, listing creation, EPC, plus EIRC, marketing and the first clean.

  • You will be asked for a £18 per hour cleaning fee after you or family and friends have stayed. This is to get the property back to being guest-ready.

  • We ask our clients to be responsible for the Gas safety certificates, wifi, utility bills and the running and maintenance of the property. If you would like us to provide a property management service, please contact us as we can help.
